01Membership Fee
The House Reserve Membership is currently offered at $100 per year.
Membership is purchased for a twelve-month term.
The annual membership fee applies separately from all housekeeping charges and other services provided by House of Osmar.
House of Osmar may change the annual membership fee for future renewal periods. Any change to the membership fee will be communicated before the member's next renewal.
A change to the annual membership fee does not, by itself, change a member's Protected Housekeeping Rate.
02The House Rate Protection Guarantee
The primary benefit of House Reserve Membership is rate protection.
When an eligible recurring client enrolls, the client's current base recurring housekeeping rate becomes their "Protected Housekeeping Rate."
As long as the client:
- maintains an active House Reserve Membership;
- maintains eligible recurring housekeeping service with House of Osmar; and
- continues receiving substantially the same service at the same residence, frequency, and scope,
their Protected Housekeeping Rate will not be increased as part of House of Osmar's general or market-based price increases.
There is no predetermined expiration date on a member's Protected Housekeeping Rate.
Keep your membership active, and your eligible recurring housekeeping rate remains protected.
03What the Protected Rate Covers
The Protected Housekeeping Rate applies only to the member's base recurring housekeeping service configuration in effect when the protected rate is established.
This generally includes the member's:
- current residence;
- current recurring service frequency;
- current approximate size and layout of the home; and
- current standard scope of housekeeping service.
The Protected Housekeeping Rate does not guarantee that all future services, products, fees, taxes, add-ons, upgrades, specialty services, or optional services will remain at their current prices.
04Changes to the Home or Service
The Protected Housekeeping Rate may be reevaluated when there is a material change to the service being provided.
Examples include, but are not limited to:
- moving to a different residence;
- substantial increases in square footage;
- additions or renovations that increase the service area;
- adding bedrooms, bathrooms, living areas, or other regularly serviced spaces;
- changing the frequency of recurring service;
- materially increasing the requested scope of service;
- a significant change in the condition or use of the property;
- adding additional households, structures, or service areas; or
- other changes that materially affect the time, staffing, or resources required to service the home.
If a material change requires repricing, House of Osmar will communicate the new recurring rate to the member.
Provided the House Reserve Membership remains active, the newly established recurring rate may then become the member's new Protected Housekeeping Rate.
05Annual Renewal
House Reserve Membership is renewed annually.
To maintain uninterrupted rate protection, the member must renew their membership by the applicable renewal date.
House of Osmar may send renewal reminders as a courtesy, but the member remains responsible for maintaining an active membership.
Unless the member separately authorizes automatic renewal in writing or electronically, House Reserve Membership will not automatically renew.
06Renewal Grace Period
House of Osmar provides a 30-day grace period following the annual membership expiration date.
If the membership is renewed within the grace period, the member's Protected Housekeeping Rate will remain intact.
If the membership is not renewed before the grace period expires, the membership will be considered lapsed and the Protected Housekeeping Rate will be forfeited.
House of Osmar may extend a grace period at its discretion due to administrative, billing, medical, or other exceptional circumstances.
07Membership Lapse or Cancellation
Membership benefits, including rate protection, are available only while the House Reserve Membership remains active.
If a membership is canceled or allowed to lapse beyond the applicable grace period:
- the Protected Housekeeping Rate is forfeited;
- future housekeeping services may be priced at House of Osmar's then-current rates; and
- the former Protected Housekeeping Rate is not guaranteed to be restored if the client later rejoins.
Rejoining the House Reserve Membership does not automatically reinstate a previously protected rate.
If the client later becomes eligible for membership again, the rate in effect at the time of re-enrollment will generally become the new Protected Housekeeping Rate.
08Recurring Service Requirement
House Reserve Membership rate protection is intended for active recurring housekeeping clients.
Cancellation of recurring housekeeping service generally terminates the associated rate protection.
A client who cancels recurring service and later returns will be subject to House of Osmar's then-current pricing unless otherwise agreed by House of Osmar.
Temporary schedule adjustments, skipped appointments, vacations, or other reasonable interruptions do not necessarily constitute cancellation of recurring service.
House of Osmar may approve temporary pauses in recurring service without terminating membership or rate protection.
09Membership Benefits
Active House Reserve Members may receive benefits including:
- Protected Housekeeping Rate;
- priority scheduling when available;
- priority access to high-demand or holiday scheduling;
- access to member-only services, benefits, or offers;
- Casa de Osmar home-profile features;
- early access to selected House of Osmar offerings; and
- additional benefits announced from time to time.
Except for the Protected Housekeeping Rate as specifically described in these Terms, membership benefits may evolve, change, be replaced, or be discontinued as the House Reserve Membership program develops.
Availability of a particular scheduling time, employee, team, or appointment is not guaranteed.
10Membership Is Household-Specific
House Reserve Membership applies to the enrolled household and service address.
Membership and Protected Housekeeping Rates may not be sold, transferred, gifted, or assigned to another individual, household, or property.
If a member moves, House of Osmar may evaluate the new residence and establish a new recurring housekeeping rate based on the size, condition, location, service frequency, and scope of the new home.
If the membership remains active, the newly established rate may become the member's new Protected Housekeeping Rate.
11Taxes, Government Charges, and Third-Party Costs
Rate protection applies to the base recurring housekeeping service charge.
It does not necessarily apply to taxes, government-imposed charges, payment-processing charges, regulatory fees, or other charges outside the base housekeeping service price.
Any legally required tax or government-imposed charge may be added to the member's invoice when applicable.
12Membership Cancellation
A member may cancel their House Reserve Membership at any time by contacting House of Osmar through an available customer-service channel.
Cancellation prevents future membership renewal but does not result in a refund of membership fees already paid except where required by law or expressly approved by House of Osmar.
Upon cancellation, the member forfeits future rate protection as described in these Terms.
Cancellation of House Reserve Membership does not automatically cancel already scheduled housekeeping appointments unless the client separately requests cancellation of those appointments.
13Membership Fee Refunds
Annual House Reserve Membership fees are generally non-refundable after the membership term begins.
House of Osmar may issue refunds or credits in its discretion when appropriate.
Nothing in these Terms limits any refund or cancellation right required by applicable law.
14House of Osmar's Right to Refuse or Terminate Service
House Reserve Membership does not guarantee that House of Osmar must continue providing housekeeping services indefinitely.
House of Osmar reserves the right to decline, suspend, or terminate service when reasonably necessary, including for:
- nonpayment;
- unsafe working conditions;
- harassment, threats, or inappropriate treatment of employees;
- repeated violations of House of Osmar policies;
- inaccurate material information concerning the property;
- conditions materially different from those represented;
- inability to safely or reasonably provide the requested services; or
- other legitimate business or safety reasons.
House of Osmar will not terminate membership or service for the purpose of avoiding a valid Protected Housekeeping Rate.
If House of Osmar permanently terminates an otherwise compliant member's recurring service for reasons unrelated to the member's conduct, account standing, property condition, safety, or breach of these Terms, House of Osmar may provide an appropriate prorated membership refund.
15General Market Price Increases
House of Osmar may adjust standard rates for non-members and new clients at any time.
These general pricing adjustments do not affect an active member's Protected Housekeeping Rate, provided the member continues to satisfy the eligibility requirements contained in these Terms.
This is the core promise of House Reserve Membership.
16Program Availability
House of Osmar may close House Reserve Membership enrollment to new members at any time.
Closing enrollment to new members will not, by itself, terminate the Protected Housekeeping Rate of an existing member in good standing.
Existing members may continue to renew subject to these Terms and the membership fee applicable to future membership periods.
17Changes to These Terms
House of Osmar may update these Terms from time to time to address operational, legal, regulatory, administrative, or program changes.
Material changes will be communicated to members when appropriate.
Changes to these Terms will not be used solely to eliminate an existing member's Protected Housekeeping Rate while that member remains eligible and maintains continuous membership.
18Relationship to Housekeeping Service Policies
House Reserve Membership supplements, but does not replace, House of Osmar's standard housekeeping policies, service agreements, cancellation policies, payment policies, safety requirements, and other applicable terms.
If these Membership Terms conflict with another House of Osmar policy specifically regarding the Protected Housekeeping Rate, these Membership Terms will control solely with respect to that rate-protection benefit.
19No Guarantee of Specific Personnel
House Reserve Membership protects eligible pricing, not the assignment of a particular employee, cleaning professional, team, arrival time, or schedule.
House of Osmar retains responsibility for staffing and scheduling its services.
20Governing Law
These Terms will be governed by applicable federal law and the laws of the State of Texas.
21Acceptance
By purchasing or renewing a House Reserve Membership, the member acknowledges that they have had an opportunity to review these Terms & Conditions and agrees to them.
The member further understands that:
- the membership fee is separate from housekeeping charges;
- the House Reserve Membership must remain active to preserve the Protected Housekeeping Rate;
- the Protected Housekeeping Rate applies only to the qualifying base recurring service;
- material changes to the home, service frequency, or scope may require repricing; and
- if membership lapses beyond the applicable grace period, the Protected Housekeeping Rate may be permanently lost.
